This part of east Edinburgh sits right next door to our Leith base. We can be on Restalrig Road, Lochend Road or Craigentinny Avenue faster than almost anywhere else in the city, which matters when water is coming through a ceiling. We cover the whole stretch from Lochend Park and Easter Road out to Craigentinny golf course, Portobello Road and Northfield, and south to Meadowbank, Jock’s Lodge, Willowbrae and Abbeyhill.
Much of Restalrig, Lochend and Craigentinny was built between the wars as cottage flats and four-in-a-block homes, where the upper and lower flats share a front path, a soil stack and a drain. Around London Road and Abbeyhill there are Victorian tenements and the stone Abbeyhill Colonies, with upper and lower flats reached by outside stairs. Newer flats at Meadowbank and Jock’s Lodge mostly have combi boilers and plastic pipework. Each type fails in different ways, and our engineers see all of them every week.
Cottage-flat drain blockages. A toilet or gully backing up in the lower flat is the classic Craigentinny and Restalrig call. The blockage is usually in the shared run between the stack and the public sewer. We jet it clear and, if it keeps coming back, run a camera to check for root ingress or a displaced joint.
Leaks into the flat below. In tenements and colonies, a weeping bath waste, a failed shower tray seal or a pinhole in an old copper pipe often shows up first on a neighbour’s ceiling. We trace it with thermal imaging, repair it and give you a short written note for your insurer or factor if you need one.
Boiler breakdowns. Many flats here have had their old back boilers or tank-fed systems replaced with combis. Low pressure, frozen condensate pipes in winter and ignition faults are what we fix most. Every gas job is done by a Gas Safe registered engineer.
Seized stopcocks. In older properties the stopcock is often stiff or has not been turned in years. If you cannot shut it off in an emergency, tell us when you call. We will talk you through the outside stop valve if there is one, and replace the stopcock while we are there.
Try to close your stopcock. In cottage flats it is often under the kitchen sink or in a cupboard by the front door. If water is getting into light fittings, switch off the electrics at the consumer unit only if it is safe to reach. Warn the neighbour below or above if you share the building, because a shared stack or pipe may be involved. Then call us, or send a photo on WhatsApp.
