South-east Edinburgh is one of the busiest parts of the city for our engineers. From the villas on Liberton Brae and Craigmillar Park down to the estates around Gilmerton Road, Moredun and Gracemount, we handle burst pipes, boiler breakdowns, leaks and blocked drains around the clock. We come over from Leith via the city centre or the A7 (Old Dalkeith Road), so we can reach the Royal Infirmary side of Little France just as easily as Kaimes or the top of Kirk Brae.
The housing here changes street by street, and so do the plumbing faults. Victorian and Edwardian stone villas in Liberton and Prestonfield often still have a cold-water storage tank in the loft feeding a hot water cylinder. Kaimes and Alnwickhill are dominated by 1930s bungalows and semis with ageing copper pipework. Large parts of Gilmerton, Moredun, the Inch and Niddrie are ex-council four-in-a-block flats, terraces and multi-storey blocks. The regeneration streets of Craigmillar and Greendykes are modern flats and houses with combi boilers and plastic push-fit pipework.
Loft tank and cylinder leaks. In older Liberton and Prestonfield houses, a split ballcock, a corroded overflow or a failing cylinder can bring water through the upstairs ceiling. We isolate it, drain down safely and repair or replace the tank, valve or cylinder.
Shared drains in four-in-a-block flats. Upper and lower flats in Gilmerton, Moredun and the Inch usually share a soil stack and drain. When the lower flat’s toilet backs up, the blockage is often in the shared run outside. We jet it clear and can show you on CCTV where it was, which helps if costs are being split between neighbours.
Combi boiler faults and pressure loss. These are the most common calls from the newer homes around Craigmillar and Greendykes, and from flats where the boiler has been swapped to a combi. Our Gas Safe engineers diagnose fault codes, low pressure and no hot water on all the main makes.

Turn off your stopcock. It is usually under the kitchen sink, but in many Gilmerton and Moredun flats it sits in a hall cupboard or beside the front door. Switch off the boiler or immersion heater if hot water is leaking, and keep water away from sockets. If you rent from the council or a housing association, report the leak to your landlord’s repairs line as well. If you own your home, call us straight away.
