Most homes here are ex-council and housing-association flats and houses. There are 1930s–50s cottage flats and semis in Stenhouse, Saughton, Broomhouse and Longstone, and 1960s–70s estates in Wester Hailes, much of it since rebuilt as low-rise homes. Newer developments have gone up near the canal and along Calder Road. That mix means we deal with a lot of combi boiler faults, leaks between flats and shared-drain blockages, often late at night.
Leaks between flats. In multi-storey and low-rise blocks, a leak from a bath, shower or washing-machine hose soon reaches the flat below. We find the source, stop it and make the pipework safe. If the leak is in a communal riser, we will tell you, so your landlord or factor can deal with the shared part.
Combi boilers losing pressure. This is one of the most common calls from Wester Hailes and Sighthill homes. It is usually caused by a weeping radiator valve, a failed pressure relief valve or an expansion vessel that has lost its charge. Our Gas Safe engineers diagnose and fix the cause, not just top up the pressure.
Blocked kitchen sinks and shared drains. Grease and food waste build up in long horizontal waste runs in flats and cottage flats. We clear the sink and waste, and jet the shared drain outside if the blockage is further down.

Close your stopcock. In most flats here it is in the kitchen, under the sink, or in the hall cupboard beside the boiler. If water is dripping into the flat below, let your neighbour know.
