Central Edinburgh is a short drive from our Leith base up Leith Walk, so we are often among the first plumbers to reach the New Town, Broughton and the West End. We work every week in the Georgian streets between Queen Street, Heriot Row, Great King Street and Drummond Place, in the West End around Melville Street, Palmerston Place and Shandwick Place, and south through Tollcross, Lauriston and Fountainbridge into the Old Town.
Plumbing here has its own rules. Much of the city centre is in the Old and New Towns World Heritage Site, and many buildings are listed. Georgian townhouses have usually been split into main-door, upper and basement flats, and pipes, stacks and drains are shared between them. Old Town tenements can be six storeys or more above a close. We work carefully around stone stairs, cornicing and timber floors, open up as little as possible, and tell you before we touch anything original.
Water through the ceiling. This is the most urgent city-centre call. A leak from a bathroom above can travel along joists before it shows. We trace the source with thermal imaging and isolate it. If it is in a common pipe or stack, we explain what is shared, so you and your neighbours or factor can deal with it under your title deeds or the Tenement Management Scheme.
Basement flats and areaways. The sunken front areas of New Town basements have gullies that block with leaves and silt, and some flats rely on pumped drainage. When heavy rain meets a blocked gully, water can reach the front door. We clear the gully and drain run and check the pump and non-return valve.
Old hot water systems. Many flats still have a cylinder in a press cupboard and a cold-water tank in the roof space or attic. Failed immersions, leaking cylinder jackets and noisy ballvalves are all common. We repair what can be repaired and quote clearly before recommending any replacement.
Bars, restaurants and short-let flats. Grease-blocked kitchen drains, failed toilets during service and leaks between guests are time-critical. See commercial drain unblocking and commercial plumbing.
Close the stopcock for your flat. In Georgian and Victorian flats it is often in the kitchen, a press cupboard or under the stairs, and sometimes in the basement area. If water is coming from above, knock on the neighbour’s door or contact your factor. Tell us about parking and access when you call, because most of the city centre is a controlled parking zone. A stair entry code or buzzer number helps us get to you faster.
